The board is giving notice in accordance with the Bylaws Vol. 1682 Page 163
“ (o.) Architectural Control. No, building, fence, wall, sign or other structure shall be commenced, erected or maintained upon the Condominium property, or any part thereof, nor shall any exterior addition to or change or alteration therein be made, until the plans and specifications showing the nature, kind , shape, height, materials, color and location of the same shall have been submitted to and approved in writing as to the harmony of external design, color and location in relation to surrounding structures and topography by the Board, or its designated representatives. “
The following policy has been implemented by unanimous vote of the Board and is effective immediately.
TREE TRIMMING

The following policy has been implemented by unanimous vote of the Board and is effective immediately.
- Front doors to each unit shall be painted blue. Paint is furnished by the board to allow for uniformity of color. Unit owners are responsible for painting their respective doors.
- Lampposts and mailboxes will also be painted blue and will be the responsibility of the association to paint and maintain.
- Mailboxes will be repaired/replaced at the expense of the association as deemed necessary by the board.
- Garage doors will be painted white for phase 2 (rear of complex) or taupe for phase one (front of the complex) and are the responsibility of the condo owner to maintain. Paint will be furnished by the association to maintain uniformity of colors.
- Associated trim around windows/doors/garages, and front porch railings will be painted white or taupe depending on current color and location. These will be maintained by the association.
- Outdoor stair railings will be white or taupe, made of wood, composite material or aluminum. Railing may be installed with board approval at owner’s expense. Stair railings are the sole responsibility of the condo owner for any maintenance or repair.
- If there is a part of your unit that cannot be seen from the street, please use discretion in painting and decorating. Any alterations would require board approval.
- Please submit a work order for all requested exterior work or changes. These can be submitted online or drop in mailbox slot at 7163/7165 Corniche (this is located behind the owner’s personal boxes). The board will address non-emergent issues at the next scheduled meeting and provide a written response to the unit owner.
TREE TRIMMING
- Prior to removal of any tree on Bentley Court property by the association, the tree will be inspected by a licensed contractor and deemed to either be dead or a safety hazard to nearby structures.
- Condo owners who want a tree removed that has not been deemed unsafe or dead, upon board approval, may remove the tree at owner’s expense. Any trees that are removed would require a licensed contractor to complete all trimming or removal.
