GUIDELINES OF RESPONSIBILITY

We are proud of the way our neighborhood looks, and we all want to keep it that way. Rules and regulations pertain to the outside of our homes as well as the common areas. If you have any questions, please do not hesitate to contact any Board Member.
Association Responsibilities
Condo Owner’s Responsibilities
Maintenance of:
All proposed changes to the exterior of your home must be approved by the Board of Trustees, including but not limited to, roofs, decks, windows, doors, porches, railings, landscaping and lighting. This also includes painting and installation of satellite dishes. Submit requests in writing to any Board member, who in turn will present it to the Board at the next meeting. You should have a reply within two weeks after the Board meeting. However, it is always helpful if proposals are presented in person to allow questions to be asked and answered at the meeting.
Pets and Wildlife
Up to two (2) dogs or cats are permitted. Dogs and cats must be on a leash, no longer than 6-feet, at all times when outside the residence. All solid waste must be picked up. Please do not feed wild and stray animals.

Association Responsibilities
- Insurance covering the structure of condo: including siding, roofs and all components thereof. Liability insurance.
- Maintenance and repair of roofs, gutters/downspouts and foundations.
- Maintenance and repair of common area: mowing, mulching, snow removal on streets, driveways and sidewalks, trimming of shrubs and trees in front of units.
- Maintenance and repair of streets, lamp posts, mailboxes.
- All utilities to units, i.e. water, electric, gas.
- Trash pick-up service up to three bags. At unit owners expense, arrangements may be made through Board to pick up extra trash or large items.
- Front door blue paint and grey/tan paint for trim will be furnished by Association. Ask a Board member for what you need. Owner is to return unused portion of paint.
Condo Owner’s Responsibilities
Maintenance of:
- Insurance on the inside of condo and the contents.
- Deck/patio, driveway, sidewalks, front entrance (porch/stoop), windows/screens, doors, garage door and all components thereof.
- All utilities located in unit; i.e. wiring/plumbing.
- Power washing/cleaning of windows, siding, driveway, sidewalk, deck/patio, front entrance (porch/stoop).
- Keep property neat, clean, in good repair and free of clutter.
- Annual and perennial flowers planted by unit owner in the mulched areas.
- Political signs and yard signs are not permitted.
- Christmas decorations in moderation can be used and must be removed quickly after New Year’s Day.
- Dryer vent cleaning is at owner’s expense. Neglect could create a fire hazard.
- Unit owners must park their vehicle in their driveways and garages. Streets in Bentley Court are common ground and cannot be used for parking.
