Landscaping Policies

The Association is responsible for mowing of lawns, trimming shrubs and trees located in the fronts of units and all common areas; and mulching of previously mulched areas. For mowing purposes, all yards need to be free of all objects that could impede the ease and maneuverability of the mowers. If you experience a problem with our lawn service, please contact a board member so that the board can promptly take action on the issue.
Requests for major changes to landscapes must be submitted in writing, along with a drawing of the area and presented to the Landscape Committee or Board of Trustees. All Board-approvals will be issued in writing. Owners will receive a copy of the approval and the Association will place a copy in the Unit owner’s file.
Owners may plant annuals in ground or in planters. Owners can also plant perennials provided that the owner properly maintains the perennial plantings, including trimming, weeding and fall clean-up. Note that ground cover plants and spreading plants are not permitted. The landscaping must appear neat and tidy at all times. Should the owner not properly maintain the perennial plantings, the owner will be contacted by the board to discuss the situation. If the owner is either unable or unwilling to maintain the perennials, the plantings will be removed at the owner’s expense.
If the owner wishes to sell their unit, it is the owner’s responsibility to remove all plantings that the owner has planted during the time of residency.
If there is a tree or shrub in the front of your unit or in a common area near you that needs attention, please put the issue in writing and give to a Board Member or place in the Bentley Court mailbox.
