Pet Owners: The Board is hereby giving notice that, effective as of the March 12, 2019 board meeting, stringent enforcement of the Bylaws Vol. 1682 Page 163 (1.) will be made...
“(i) Pets shall not be permitted in any portion of Common Areas except on a leash (not longer than six feet in length) maintained by a responsible person, (ii) the permitting of animals on the Common Areas shall be subject to such rules and regulations as the Board may from time to time promulgate, including, without limitation , the right to place limitations on the size, weight, number, etc., of such pets and the right to levy fines against persons who do not clean up after their pets, and (iii) the right of an Occupant to maintain an animal in a Unit shall be subject to termination if the Board, in its full and complete discretion, determines that maintenance of the animal constitutes a nuisance...”
The following policy has been implemented by a unanimous vote of the Board and is effective immediately.
The first violation of the bylaws will constitute a $75 fine; the second violation will constitute a $100 fine; the third violation will constitute a $150 fine. After three (3) violations the unit owner’s right to have a pet here at Bentley Court will be subject to termination.
Special Note: Unit Owners who have approved invisible fences and their pets have been trained to stay within the boundaries of the fence do not need to have their pets on a leash when the pet is within the confines of the fence. However, the cleaning up after their pets does apply.
